The Selling Process

First thing is a detailed visit to the property to review the amenities and location and get a better understanding of the business and features that we need to promote. The more we understand your property and business, the more success we have in selling it.

Then, we review any financial information available, including taxes, PL statements, booking records, etc. Since much of the value of these properties is based on income and profitability , we can also make suggestions for improvements. This may range from making sure all income is documented and removing expenses that are not directly related to running the business.

After deciding on a listing price and reviewing the listing documents, we take care of the photography and prepare to get the property listed. Once all the marketing information is complete, we will formally list the property and get it on all the sites and social media. Since most buyers are from out of the region, it is critical to supply lots of information ahead of time to entice a site visit.

Then, we find a qualified buyer that can meet your terms and conditions (price, timing, possession, asset allocation, etc). We coordinate with the buyers bank as needed to keep the process moving (appraisals, inspections) and work with the title company to make sure we have a clear title and are prepared to close.
